How it works
The principal-and-interest payment uses the standard amortization formula M = P·r / (1 − (1 + r)−n), where P is the loan amount, r the monthly rate and n the number of months. Property tax, insurance and other costs are added on top, divided by 12. Early payments are mostly interest; the share of principal grows over time, as the table shows.
FAQ
Does this include mortgage insurance (PMI)?
Add it in “Other monthly costs” if your lender requires it (often when the down payment is under 20%).
